Nevada has a high proportion of master-planned residential development for its size - Summerlin and Summerlin South, Anthem, Green Valley, Inspirada, Spanish Springs, Damonte Ranch, Gardnerville Ranchos, Spring Creek. Common areas in those communities are maintained to a standard the association or management company has set elsewhere on the property, and residents compare buildings. Appearance consistency across amenity spaces matters more here than the raw condition of any one floor, which makes a burnishing schedule between refinishing cycles a more useful tool than a shorter coating cycle.

Access is the real constraint

Common areas are in use at unpredictable hours and are rarely empty in the way an office is. Who arranges resident notice?

The management team, working from the schedule we agree. We confirm the phasing plan and timing far enough ahead for notice to go out before work starts.

Do you work inside individual apartments or condominium units?
