Three counties, three quite different commercial centers, and two soil problems that barely appear anywhere else in the state.
What the region covers
Churchill County centers on Fallon and the irrigated Lahontan Valley. Mineral County runs along US 95 around Walker Lake with Hawthorne as its seat. White Pine County covers a very large area of eastern Nevada with Ely as its service and administrative center.
Each of the three functions as the service point for a wide rural catchment, so main entrances and principal corridors in their medical, civic and retail buildings carry traffic well out of proportion to the local population.
Agricultural soil and high-desert cold
Fallon's distinguishing factor is agricultural soil. Traffic coming off fields and yards brings organic material that holds moisture and stains rather than simply abrading, and it behaves nothing like the mineral dust found elsewhere in Nevada. Regular scrubbing lifts it; coating over it traps it.
Ely's distinguishing factor is cold. It sits above six thousand feet and has one of the longest, coldest winters of any commercial center in the state, with heavy traction sand use for months at a time. Hawthorne sits between the two, with persistent open-desert dust and unpaved approaches at several properties adding a heavy grit load.
Public routes and seasonal windows
Medical facilities phase department by department. Civic and courthouse buildings release floors in the evening or at weekends. Retail works overnight and schools refinish in the summer break.
Agricultural service property in the Lahontan Valley has a clear off-season that usually makes a far better window than any particular night of the week. In all three counties, buildings with a regional catchment are strong candidates for zoned intervals - heavy on the public routes, lighter behind them.
