Those are also the areas that carry the appearance expectation, for tenants and for visitors. The floors behind them - suite interiors, break rooms, back corridors - need considerably less. A zoned program is where office property saves money, and it is easier to justify here than anywhere because the traffic pattern is so legible.
Market differences worth knowing
Nevada's office stock splits into recognizable groups. Purpose-built suburban business parks - South Meadows in Reno, the Henderson and southwest valley office parks, Summerlin - are modern, well laid out for service access, and give genuinely clean overnight and weekend windows. Downtown stock in Las Vegas and Reno is older, and older floors carry history: repeated recoating built up unevenly at the edges, patching, and surfaces that may not have been properly reset in years. A recoat on top of that locks the problem in rather than solving it. Government and civic buildings in Carson City and the county seats release floors wing by wing and often carry security arrangements that shape the sequence and need settling before a schedule is set.
Winter in the northern buildings
An office lobby in Reno or Carson City opens onto a treated pavement or a treated lot. From November through March, deicing residue arrives continuously and leaves a haze that ordinary cleaning spreads around. Northern office programs generally want a shorter entrance-zone interval and a neutralizing scrub through those months, then a lighter interval after.
