Why property type changes the work

Two buildings with the same flooring and the same square footage can need entirely different programs. A school concentrates refinishing into summer and short breaks. A grocery store works overnight and never fully closes. A medical building has infection-control and dust considerations that rule out some methods. A distribution facility running multiple shifts is handled zone by zone rather than all at once.

Traffic differs too. Retail wear concentrates in entrance zones, main aisles, and checkout lanes. Warehouse wear follows equipment routes rather than foot traffic. Hotel wear sits in lobbies, corridors, and the paths between elevators and entrances.

Nevada's commercial property mix

Nevada's building stock is not a scaled-down version of a larger state's. Three things about it change how floor care is planned.

An unusually high share of continuously operating property. Resort and gaming floors, twenty-four-hour retail, hospitality across several markets — Las Vegas, Laughlin, Mesquite, Stateline, West Wendover, Jackpot, Reno. These buildings never hand over an empty floor, so phasing is the normal mode of work rather than the exception, and the event or occupancy calendar matters more than the day of the week.

Large-format logistics in two corridors. The Reno-Sparks area with the Storey County industrial park and Fernley in the north; North Las Vegas, the Apex corridor and west Henderson in the south. These carry single floor plates larger than anything else in the state, maintained by zoned scrubbing rather than coating, with coated office and welfare areas on a separate cycle.

Regional-catchment institutional buildings. Medical, civic and courthouse property in Elko, Ely, Fallon, Winnemucca and Carson City serves an area far larger than the local population implies. Main entrances and principal corridors in those buildings wear well ahead of the rest of the floor, which makes zoned intervals more worthwhile than in a building whose traffic matches its occupancy.

The seasonal split

Whatever the property type, a building north of the Truckee Meadows faces several months of traction sand and deicing residue at its entrances and may be too cold in unheated space to cure a coating. A building in the southern valleys faces a steadier year-round load of fine abrasive dust and no winter at all. The same property type genuinely needs a different program at each end of the state.
