Two districts in one

The downtown core holds Reno's hospitality and gaming properties along the Virginia Street spine, the office buildings and professional floors around them, city and county civic property, the university's downtown presence and the riverfront district along the Truckee.

Hospitality property runs around the clock and is judged on appearance continuously. Office and civic property runs weekday hours and empties in the evening. One is phased work behind barriers; the other is a clean overnight window. Treating a downtown portfolio as a single thing produces a plan that suits neither.

Winter at street level

Downtown entrances open directly onto salted pavements and streets. From November through March the traction sand and deicer coming through those doors is constant, and in a property that does not close it never gets a break in which to be cleared properly.

Snowmelt adds standing moisture in lobbies, which is a slip concern as well as a finish one. Summer brings high-desert dust and, in some years, wildfire ash.

Older stock, long finish histories

Much of the downtown building stock is decades old, and the floors have long histories: repeated recoating, uneven build-up at edges and in corners, patched tile and hard tile in lobbies that has not been properly restored in years. A recoat on top of that locks the problem in rather than solving it.

Phased hospitality, overnight offices

Hospitality and gaming floors are worked section by section behind barriers, released and returned without the property closing. Office buildings give clean evening and weekend windows. Civic property releases floors wing by wing.

Can a downtown gaming floor be worked without closing?

Yes, in phases behind barriers - a section at a time, worked, dried and returned to service. The property stays open and the sequence is agreed in advance.

Why does downtown suffer more from winter than the suburbs?

Because the entrances open straight onto salted pavement with no parking lot and no transition space in between. The deicer is on the pavement outside the door, and it comes through it.

Our building is from the 1970s. Is the floor recoverable?

Usually. Age is less important than what has been done to the floor. If the tile is sound, a full strip generally resets it properly regardless of how many recoats have gone on over the years.
